For budgeting, $538 quarterly equals $2,152 a year, or about $179.33 a month. Add property taxes, insurance, maintenance and any club services to build the full ownership budget. Rentals & Seasonal Ownership

Section 10.13 of the February 2026 Amended CC&Rs sets a four-month minimum lease, prohibits daily, weekly and monthly rentals, and requires association notification and tenant acknowledgment of the documents.

The four-month term is a useful starting point for planning an extended winter stay or longer tenancy. Owners use the association’s rental notification process when preparing a lease.

Send management the address, proposed lease dates and occupancy information using the association’s rental form.

Boat, RV & Garage Fit

The amended declaration distinguishes loading from storage: section 10.16.3 allows an RV in an owner’s driveway for loading or unloading up to 24 hours, not driveway storage. Read the Parking And Garage Provisions together with the Association Rules.

The association has a storage area, but its Storage Information Page currently says it is full. Management handles availability and storage fees.

Measure The Whole Arrival

  • Clear door height and width, including tracks and openers.
  • Usable interior depth with cabinets, mechanical equipment and storage in place.
  • Vehicle length with hitch, ladder, swim platform or other projections.
  • Street-to-driveway turning angle, slope and room to straighten the trailer.
  • Space to unload without blocking other vehicles or access.

Buying A Refuge Homesite

A Refuge homesite starts with the individual lot diagram. Gather the recorded plat, survey, approved pad information and any existing design approvals, then use them to shape the floor plan, garage approach and outdoor living areas.

The association’s linked design guide is revised November 19, 2024 and updated July 31, 2025. It addresses approved pad elevations, building envelopes, exterior materials, drainage, landscaping and RV-garage design. Section 2.4 states a 2,200-square-foot minimum interior living area. Build A Complete Project Estimate

Ask your builder to separate land price, surveys and engineering, design, site preparation, retaining and drainage work, utility connections, the house and garage, pool and landscaping, permits, review deposits, financing and contingency. Include the cost of holding the lot while approvals and construction are underway.

Compare that total with existing homes that already deliver your must-haves. A lower land price can be offset by a more difficult pad, drainage solution or garage approach. Compare Homes And Homesites.

Two Approval Questions

Association design approval and government permitting are separate checks. Start with the Design Review Resources and the parcel’s jurisdiction through Mohave County GIS; obtain the permitting authority’s requirements for the actual address. The parcel record identifies the jurisdiction for permitting.

Views, Setbacks & Neighboring Lots

Start with the View Corridor And Setback Book for the specific lot, together with the current guidelines, survey and any later approvals.

Walk the rooms and yard where you will spend time. Note the viewing height, neighboring pads, roofs, trees and fences. Ask what can be built on open land nearby. Use the lot’s recorded rights and approved plans to understand the outlook and surrounding development.
